Home Builder : It will be much more worst then it is now

NEW YORK (CNNMoney.com) -- The battered markets for real estate and home building still have farther to fall, according to a range of economists who spoke Wednesday at a forecast conference sponsored by the National Association of Home Builders.
The economists agreed that the problems with home finance markets will continue to hit housing into next year, and that even when there is a recovery, it will be a slow process that will see weakness continue into 2009
While most said they believed the overall U.S. economy can weather the housing downturn, several saw significant risk of a recession. Mark Zandi, chief economist of Moody's Economy.com, said that large areas of the country will fall into recession, if they haven't done so already.
The economists also admitted to being surprised by how bad the housing downturn has become, and all said that making forecasts of a recovery is difficult due to the problems in the credit markets.
"This time, we just don't know how it's going to pan out because the securities markets have become so much more important," said David Seiders, chief economist with the builder's trade group.
The conference was held in Washington, D.C., on Wednesday, as another trade group, the National Association of Realtors, was reporting the lowest pace of existing home sales since it started using current measures to track those sales since 1999. The sales of existing home sales slowed to the slowest pace since 1998, while the supply of homes on the market rose to its highest level in 12 years.
Zandi estimated that the excess inventory of homes on the market is close to one million, and he added that the glut could get worse if mortgage defaults and foreclosures increase, as it now appears they will.
"We're awash in inventory," he said. "I don't think this [credit] crisis is over. It's less stark than it was four to eight weeks ago. But I wouldn't be surprised if the embers which are smolder catch on fire again."
Thomas Lawler, a former Fannie Mae official who is now a private housing and finance consultant, said the easy financing terms of the boom years have been replaced by an overly restrictive lending environment. But even when underwriting standards return to more normal conditions, it won't be enough to lift demand and prices back to peak levels, he added.
"There's a part of the mortgage market that is gone for at least a while, and it should be because it should never have been there," Lawler said. "But that will slash demand. If the pace of building doesn't continue to fall, we'll see even worse price declines." He's now projecting prices down another 6 or 7 percent next year, on top of declines of that amount this year.
"The fact that building wasn't cut as early as it should have been is one of the reasons that that prices continue to fall," he said.
Still, Michael Moran of Daiwa Securities said he puts the chance of a recession at only about 30 percent, as employment and income should stop the housing market from going into a free fall.
"I think it's a blow the economy should be able to absorb," he said. "The housing prices are holding up reasonably well. If you look at the traditional determinants of housing demand, they're not that bad."
And Bernard Markstein, a National Association of Home Builders economist, said that the fact that home building isn't seen as coming back to 2005 levels or even 2006 levels for the foreseeable future isn't a bad thing.
"The real comparison should be to 2002 to 2003, back when we were meeting our needs, not to 2004 or 2005," Markstein said. "That's when we were overbuilding - we don't want to be there."
Bush urges world to help Cuba become free
WASHINGTON (AP) -- President Bush blistered Fidel Castro's government in Cuba on Wednesday and challenged the world to help the people of the communist island shed Castro's rule and become a free society.

Bush added, "The dissidents of today will be the nation's leaders. And when freedom finally comes, they will surely remember who stood with them."
In his first major address on Cuban policy in four years, Bush sought to refocus world attention on life in Cuba under Castro He spoke of citizens there who he said have no freedom of employment or expression, who live in dire circumstances and who fear beatings for pursuing the lives they want.
"As with all totalitarian systems, Cuba's regime no doubt has other horrors still unknown to the rest of the world," Bush said. "Once revealed, they will shock the conscience of humanity, and they will shame the regime's defenders and all those democracies that had been silent."
In a brief essay published Tuesday, Castro pre-empted Bush's address, saying that the U.S. leader is threatening the world with nuclear war and widespread famine.
"The danger of a massive world famine is aggravated by Mr. Bush's recent initiative to transform foods into fuel," the 81-year-old wrote, referring to U.S. support for alternative energy initiatives using corn and other food crops to produce biofuels.

In contrast to the male orgasm which has a very clear biological purpose – to impregnate – it seems that people have not been able to find a clear biological purpose for the female orgasm. Theory 1: “No purpose”

Theory 2: “The purpose of the female orgasm is just ‘fun’”.
This argument makes no sense to me. Many things are “fun” for people, such as eating,sleeping, drinking or skiing but their primary reason is not to be fun but something else. Take eating and sleeping for instance – we need to sleep to rest, not just becasue it's fun, we need to eat to replenish the body, not because we need to have fun. The question is how? So what actually happens during a female orgasm and what are the detailed mechanics that would cause to maximize the likelihood of pregnancy?
Before we can answer this question, we have to be precise about the language and clarify which female orgasm we are talking about. Namely, it turns out, unlike men, women can have many forms of orgasms. They are usually classified as vaginal, clitoral and blended orgasms, which the combination of the two. Get on schedule. Varying your sleeping times by more than an hour can severely disrupt your sleep quality by "advancing the sleep phase". For example, let's say you normally wake up at 7 a.m. on weekdays to get to work, so youget to bed around 11 p.m. because that's when you start to feel sleepy, and it's also a good time to ensure 8 hours of sleep .If on the weekend you sleep in until 9 a.m., you probably won't be able to fall asleep that night until 1 a.m. Then, you probably won't want to wake up the next morning until 10 a.m., in which case it will start getting very difficult to fall asleep at 11 p.m. again. In other words, your body thrives on running on a routine; erratic sleeping sessions will interfere with your internal "biological clock."
Sleep on an empty stomach. Wait at least three hours after dinner before going to sleep. Digestion doesn't work well while asleep, and a full stomach may interrupt sleep. Do not eat heavy foods for the few hours prior to sleep. Switch to decaf coffee and avoid tea cocoa and cola drinks, because caffeine can keep you awake even if you drank it earlier in the day as the effect of caffeine lasts for about 8 hours. Change your sleeping position. Practice good "sleep hygiene". Get yourself ready for sleep by relaxing a few hours before bedtime -- take a warm bath, drink some warm milk or herbal tea (decaf only). You should also sniff lavender. Drinking a glass of warm milk (with a teaspoon of honey if you'd like) before bed is a traditional solution for falling asleep. Just be sure to brush your teeth with a fluoride toothpaste before bed-- the sugar in milk and honey can cause tooth decay, especially if your mouth dries out at night. Try a two-week regimen to get your body into the habit. Make notes if you discover patterns of sleep or going to bed that work. For some people, sleep can be highly ritualistic...cultivate the rituals that produce your best sleep experiences. (If you don't like the taste of plain warm milk, try it by making hot chocolate with warm milk instead of water)
Make sure you have a comfortable bed in which you can get a good night's sleep. Buy a decent mattress. A mattress is worth more than you think, considering you use it every night, so don't hold back! Many times this will work because you no longer have that burden on your mind and you can relax enough to fall asleep.
Consider over-the-counter drugs.
There is an over-the-counter drug called melatonin that can help. (Note: Melatonin is a hormone and has a larger role than sleep initiation. A reduction in melatonin levels causes the body to initiate puberty, if melatonin levels stay high puberty will be delayed. It is not for use by children, teenagers, or pregnant or lactating women. If you have any disorder at all or are on medication consult a physician before taking melatonin.) Melatonin may help you fall asleep if you take it at the same time each day before you go to sleep. As we age, melatonin levels decrease so melatonin may be more helpful from an age related perspective. Some people may find taking melatonin in a "staged" manner helpful: take half a melatonin tablet before going to bed, and the remaining half if you awaken in the middle of the night.
Valerian, an over the counter herbal, may also be considered. Valerian has mild sedative effects and is generally safe for most people and appears not to cause grogginess upon awakening. However, some herbal literature indicates that if used for a period longer than about a week, the herb can have the opposite effects. Other herbal sleep/ relaxant aids to consider are: Lemon Balm, Chamomile, Hops, and Kava Kava. Talk with someone who has experience with these herbs or do some research.
Unisom is highly effective (and non-addictive), just make sure you have a full eight hours to sleep. Unisom and Sominex have the same active ingredient as Benadryl, but Benadryl (an antihistamine)is cheaper (especially generic). While Benadryl isn't addictive, it can slow you down the next morning by making you feel groggy-headed. Look for natural sleep aids sold in health-food stores before trying Unisom.
Count as high as you can. This makes your mind focus on one easy thing.
Think of something you like. This makes you calm. This also gets your mind away from distractions of life. You may also have a good dream.
Start the habit of using your bed only for sleeping. Do not read, play video games, etc. because then your body will be used to doing those things while in bed and make you more awake.
Get a picture of sheep on a field. The picture must contain as many sheep as possible. Try counting all of the sheep in a dim light.
Another way to fall asleep is to sing a song in your head. Pick a song that you know very well and sing all of the lyrics in your head. If that doesn't work, act like you are typing the lyrics on an imaginary keyboard. Or, if you know sign language, you can sign all of the lyrics. The song I always use is the extended version of "Fresh Prince of Bel-Air". It's easy to remember and easy to fall asleep to. Pick a song that you know every word to and you are familiar with.
Another way to fall asleep is to think about a story in your head. Make it light and happy like a fairy tale, you can make it up. (Suggested) and what really helps is to picture the story in your mind. This may or may not help but do try it if you are having trouble falling to sleep.
Wake up in the middle of the night? Every time you wake up. I suggest reading three to five pages of a good book every time you wake. You should breethe using the exercises. Think of happy thoughts or count to 30 with your eyes closed, re-think about one of your favorite T.V show scenes, eyes still closed.
Tips
Count. As high as you can. Try not to think at all while you do this. You mind will get bored and fall asleep.
Picture a water fall. It is very calming and you will fall asleep quickly.
Pretend that you are floating on a river. Look up and see the blue sky and feel the water below you.
Imagine your perfect room. What would it look like? What color is it? What's in it? Imagine yourself lying in it. Why is it so relaxing to you? Imagining yourself in this perfect room focuses your mind on relaxation.[A sleep therapist introduced this technique to me.]
As much as you can, try to stay in bed with your eyes closed, even if you are not actually sleeping. You will drift in-and-out of sleep even if you do not realize it. As a result, you will be more relaxed in the long run.
Relax by imagining a wave of comfort start from your feet and slowly work this 'wave' up your body. The process should take about 10 minutes.
Do pranayama like 'Anulom-Vilom' i.e. take a deep breath with one nostril closed and exhale with the one which was closed during the inhalation, however during this time close the other nostril.Repeat the same with other nostril. Do this 60 times (at least 15 minutes) and you will feel very relaxed.
Starting from the very tips of your toes, imagine yourself sinking into the mattress. In your mind, begin to "acknowledge" everything around you that all your senses are experiencing. For example: Say to yourself (not out loud), "I hear the clock ticking. I smell the lotion I just applied to my hands. I feel my legs' weight on the bed. I hear my spouse/partner breathing. I see different shades of black. I hear the dog barking in the distance. I hear myself in my own mind talking.", etc. This should help to clear your mind by slowly acknowledging everything and subsequently dismissing it. Stay on your back, sunk into the mattress until you feel it is time to roll into your desired position.
Other foods that will help you fall asleep are: Cheese, Mustard, Pickles, Lettuce, Turkey. They have natural chemicals that work with your brain to send a 'calm' message over your body.
Some people believe that eating protein-enriched foods as a snack will help slow the mind so it can focus on sleeping. So a small pack of nuts or trail mix would be helpful.
Many people find tryptophan (available in health food stores) to be a safe and reasonably effective sleep aid, probably due to its ability to increase brain levels of serotonin and/or melatonin
You can also pick up a dreaming CD from various websites. If you plan on listening to music while you sleep, you can also try listening to the softer songs of your favorite band. If you have trouble blocking out sounds around you (especially in an apartment building) then wear a set of earbud headphones to bed with some language tapes running.
